Real Estate Services And Listing Information

Real estate conversations can involve property, transaction, and household information. We may use information supplied by you, a property owner, a seller, a cooperating broker, an MLS/IDX feed or listing service, public records, or another authorized source to answer questions and coordinate the service you request. Listing details, photos, open-house information, and availability may be shared or displayed under brokerage, listing-service, or other agreements and can change without notice.

Fair Housing And Equal Service

We provide real estate services without discrimination based on characteristics protected by applicable fair-housing laws. Please do not send sensitive information about race, color, religion, national origin, sex, gender identity, sexual orientation, familial status, disability, age, ancestry, or another protected characteristic to request a housing recommendation. We do not use protected characteristics to steer, screen, or make housing-eligibility decisions.

Rental And Investment Inquiries

If you ask about a rental, we may use your property preferences, timing, and questions to connect you with current information or an appropriate owner, landlord, property manager, or service provider. Tenant applications, screening, lease decisions, lending, insurance, tax, legal, and investment decisions may be handled by other parties and their platforms. We do not guarantee a rental, approval, financing, return, price, or closing outcome.

OpenAI Ads Conversion Measurement

This website uses OpenAI Ads conversion measurement tools, including the OpenAI Pixel and, when enabled for the deployment, the OpenAI Conversions API. These tools help us understand whether an eligible ad interaction leads to a completed website inquiry. The tools are used for campaign measurement and optimization, not to make housing, lending, insurance, employment, or service-eligibility decisions.

When a contact form submission succeeds, our server may send OpenAI an event named lead_created with an event ID, timestamp, source URL, web action source, and customer-action event type. The server-side conversion request does not include the message text or other contact-form fields. The OpenAI Pixel may also process browser or device information, page URL, referrer, an OpenAI click reference (such as oppref), and cookie or similar identifiers.

Depending on the configuration and your browser, OpenAI may use automatic advanced matching. OpenAI states that eligible contact information is normalized and securely hashed in the browser before it is included in conversion events through that feature. OpenAI may associate an event with an eligible ad interaction and provide aggregated campaign reporting. How We Share Your Personal Data

We may share Personal Data in the following situations:

• With Service Providers: with providers that host the site, deliver email, process contact forms, provide anti-bot protection, provide analytics, or measure advertising. Providers currently configured for this site include Netlify, Emailit, Cloudflare Turnstile, ClearCut Digital's Umami analytics, and OpenAI Ads measurement.
• With real estate participants: when needed for a requested service or transaction, with a brokerage, listing or cooperating agent, MLS/IDX or listing-service participant, lender, inspector, appraiser, attorney, title or closing provider, property manager, landlord, owner, or other professional you authorize or that is involved in the transaction.
• For legal and safety reasons: when required by law, subpoena, court order, government request, fraud investigation, or to protect the rights, property, and safety of the Company, our clients, or others.
• For a business transfer: in connection with a merger, financing, sale of assets, acquisition, or similar transaction.
• With your direction or consent: for another purpose you approve.

We do not sell your Personal Data for money. We may disclose information to service providers and advertising-measurement providers for the purposes described in this policy.

Retention Of Your Personal Data

We retain Personal Data only as long as reasonably necessary for the purposes in this policy, including responding to your request, maintaining business and transaction records, meeting legal or accounting requirements, resolving disputes, preventing abuse, and enforcing agreements.
